An existing lease may include a market rent review clause. However, oftentimes there is disagreement between the sitting tenant and the landlord over what is a fair rental for the new term. The purpose of a market rental valuation is usually to provide support to the tenant and/or landlord to negotiate a fair rental for the new term of a lease.  

Having inspected the premises and with due and proper consideration for current market conditions according to the terms of the lease, a detailed report is prepared setting out our opinion of rental value and the supporting rationale for that opinion. We have access to market data across the full property spectrum and have the experience and expertise to identify any condition of lease which may have the effect of distorting market parameters.
